COBBLESTONE ON THE LAKE, REAL ESTATE INVESTMENT PROPOSAL


As part of a four-person acquisitions and development team, I led market research and demographic analysis for a comprehensive reinvestment and expansion proposal for Cobblestone on the Lake, a gated, garden-style multifamily community in Fort Myers, Florida. Originally built in 2008 with 248 units, our team proposed a value-add strategy involving targeted renovations and the construction of 42 additional units, leveraging existing shell structures on-site.

In addition to conducting in-depth research on migration trends, employment anchors, rental patterns, and demographic drivers, I contributed to the financial analysis of the project, including the modeling of three investment scenarios and the evaluation of key metrics such as IRR, yield on cost, and DSCR.

This project exemplifies the integration of strategic market insights, physical site reuse, and financial acumen to unlock long-term value in a competitive Sun Belt submarket.
